Hi Andrew,
Thanks for this concise overview. Whilst I'm on the periphery of the mortgage market I know that this report has been awaited by my clients and its given me a reasonable grasp of what it's all about.

Monty, a very happy new year to you and hope you had a very nice Christmas.

What can I say, yet again another piece of very well written industry commentary and I would concur with the majority of your blog.

One thing though, regarding interest rates, whilst I follow the theory of rising interest rates, what are your thoughts on the VAT increase and if this will have an effect on people's spending and therefore ultimately inflation? I appreciate this is only a 2.5% rise but do you not think it will have a REAL impact on what people are prepared to spend?

On top of this do you think that 2011 will see people begin to prepare for harder times (threats of interest rate rises, increases in taxes, fuel increases, bla bla bla). Given these and many other potential factors, do you think perhaps that inflation may come down naturally rather than being drop kicked to the level you suggest?

Well said Andrew! It is about time these "bankers" start recognising that their customers need professional advice, and if they are not prepared to offer it, then accept those customers who have been so advised.

The UK housing market still has perhaps 20-25% to fall from here. Prices are still way above the long run average and going into the market now may leave you with a bloody nose. I urge readers to read the news item from money week (link attached) which paints a very different and bleak picture for the future of the UK housing market http://www.moneyweek.com/investments/property/uk-house-prices-will-plummet-look-at-this-scary-chart-14664.aspx
